CEA notice

Every page of this website is an advertisement within the meaning of the Council for Estate Agencies’ Practice Guidelines on Ethical Advertising (PG 2/2011), read with the Code of Ethics and Professional Client Care under the Estate Agents Act 2010. This notice explains how those rules are applied here.

Identification

The salesperson’s registered name (Xie Meizhong, Jenny), her CEA registration number (R029803H), the estate agent’s name (ERA Realty Network Pte Ltd), its CEA licence number (L3002382K) and her CEA-registered contact number (+65 8613 3111) appear on every page. They are rendered from a single source so that they cannot differ from page to page. Her registration can be checked on the CEA Public Register.

Property advertisements

A property is advertised on this website only with the written consent of every owner. A listing is removed as soon as practicable once the property is no longer available, or once the estate agency agreement ends, whichever is earlier. Changes to a listing’s details are updated as soon as practicable.

New launches

Jenny markets a new development only where she is authorised to do so through ERA. Pages for those developments are marked “Jenny represents this project” and carry an enquiry form. Other project pages give factual information compiled from URA data and developers’ published information, including an indicative price guide. They carry no enquiry form, do not state or suggest that Jenny acts for the developer, and use no developer imagery. Any such page is removed promptly on request by the developer or by ERA.

Photographs and images

Photographs of a listed property show that actual property and unit, in its actual condition, and are not digitally altered to change its appearance. Scenery and lifestyle images are illustrative, are labelled as such, and do not depict any property being advertised.

Claims

No claim of specialisation in, or mastery of, any area or property type is made. Figures about Jenny’s experience and activity are drawn from verifiable records, such as the CEA Salespersons’ Property Transaction Records (residential) published on data.gov.sg, and are shown with their source.

Transaction information

No transaction details of any specific property, such as the parties, price, rent, terms, floor level or unit number, are published without the written consent of all parties to that transaction, whether or not Jenny was involved in it.

Market data

General market information is drawn from government sources, such as URA and data.gov.sg, is attributed to its source, and states when it was last updated. It is shown for a project or a unit type, never for an individual unit, and a price guide drawn from fewer than 5 transactions is not shown.
